IMPORTANT SEEDING DISCLAIMER for Bare lawns
Please know that seeding heavily damaged, bare, or weedy lawns is NOT a one-and-done solution, it’s the start to a 1-1.5 year process. We highly recommend a thorough fertilization and weed control plan (from us, others, or yourself) to protect and maximize how much of that immature grass will survive through it’s first two growing seasons. In many cases, a second round of seed is very necessary if you want a great lawn.
If seed could guarantee sod-level results regardless of shade conditions, foot traffic, leaf litter, pets, moisture, and heat, then the sod market wouldn’t exist and seed would be 5 times as expensive.
Although we do not— at this time— provide sod services, consider getting a quote for sod installation to consider your choices.

The Base price for each package includes up to 5,000 sq ft of everything listed with only a few exception (listed below). Every additional 1,000 sq ft of service has an additional area rate attached to it.
Straw Topdressing is applied as needed and priced on a case by case basis
Spring seedings can be upgraded with a preemergent herbicide safe for seed

Our standard seeds reflected in the prices above are either Excalibur (100% tall fescue) or Tuf Turf (10% KBG, 90% tall fescue). Additional rates may apply for specialty blends (such as for heavy shade).
Seeding rates are one of the biggest differences between each package, going from 6 lbs of seed per 1,000 sq ft up to 12 with a full reseed.
You are always welcome to provide your own seed.

The packages above include either a verticut or aerate (not both) to help the seed take. Which is used is decided on a lawn-by-lawn basis.
Reseeding begins with a full till allowing for compost and soil amendments to be thoroughly blended into soil.

Our base two packages use straw as topdressing only where needed (spot treating). That straw is priced out on a case-by-case basis.
Our upper two services include a blanket application of compost for topdressing, nutrients, and soil health.

Our soil biologics or soil amendments are either a acquired through a soil test and lab based recommendations if time allows for the mailing and results to be assessed.
In cases where turn around does not give that grace period, we depend on a generalized amendment called Carbon ProG to help amend clay soils and promote biological activity.

Where soil biologics and compost topdressing feed and amend the soil for long-term grass health, a quick shot of starter fertilizer gets the infant grass fed directly and quickly. Included in the upper three packages.

We Lawn Roll when tilling and reseeding to lighly compress the soil back into place so as to fight against erosion and guarantee solid seed-to-soil contact. Not included in any other packages but a full reseed.
Which is right for you?
The best answer to this question:
Every and any package may be correct for you. If you have dirt and weeds, 3 basic overseeds across a few years may get you to your goal one step at a time, but a full reseed might just get it done in one go with the right follow up treatments! If you have a great lawn, on the other hand, you may want an aggressive solution to fix soil and totally change the cultivar of grass to make it more resilient, finer textured, or better colored. It is totally dependent on your timeline, goals, and budget.
Basic Overseed
Best for basic maintenance and sustaining health of solid turf grass. Will not fix very thin or bare lawns without many follow-ups.
Enhanced Overseed
Best for medium or high quality lawns looking to bolster density and lawn health or those willing to invest slowly to get a lush lawn
Premium Overseed
Best for low up to high quality lawns really looking to fix soil, introduce better grass cultivars, and set their lawn apart.
Full Reseed
Best for dead lawns that are not worth salvaging or for completely reworking soil biology and grass type, texture, or color.
